Terms & Conditions

These Terms & Conditions apply to all bookings at A Little Place, including individual room reservations, whole hotel rental, and private dining experiences. By confirming a booking, you agree to the terms set out below.

1. Check-In & Check-Out

  • Check-in: From 4.00pm

  • Check-out: By 10.30am

A Little Place operates a contactless self check-in system. Access details and instructions will be provided prior to arrival, or a member of our team may be on site to welcome you.

Early check-in and late check-out for individual bedroom bookings may be available on request and are charged at £15 per hour, subject to availability.

2. Payment & Reservations

All reservations must be guaranteed with a valid credit or debit card at the time of booking.

For flexible rates, payment may be taken up to 48 hours prior to arrival. All payments are processed in GBP (British Pounds) and may be subject to currency conversion fees by your card provider.

3. Pre-Authorisation

A pre-authorisation may be taken on your card prior to arrival. This does not represent a charge but guarantees funds are available to cover any incidental charges or damages incurred during your stay.

4. Changes & Cancellations (Individual bedroom bookings)

  • Non-refundable rates: Full payment is taken at the time of booking and is non-refundable and non-transferable.

  • Flexible rates: Bookings may be cancelled up to 48 hours before arrival without charge. Cancellations made within 48 hours of arrival will be charged in full.

5. Corporate Reservations

Corporate bookings are subject to the agreed company terms. Where no agreement is in place, cancellations made after confirmation will incur a charge equivalent to the first night of the stay. If cancelled during a stay, the remainder of the booking for the week in which the booking was cancelled will be charged.

6. Prices & Rates

You will always find our best available rates when booking direct and on our website. Rates quoted apply only to the specific number of guests, room type, and dates booked. Any changes may result in rate adjustments.

Rates do not include additional services unless otherwise stated.

7. Rooms & Occupancy

Most of our bedrooms feature double beds, alongside a limited number of small double, twin, and family rooms.

Occupancy limits must be respected. Additional overnight guests or visitors are not permitted without prior written agreement.

8. Damage & Loss

We take great pride in maintaining our historic property and furnishings.

Any damage, breakages, missing items, or excessive cleaning required will be charged to the lead guest’s card. Where repairs impact the sale of a room, the nightly rate may also be charged until repairs are completed.

9. Smoking & Vaping Policy

A Little Place is a 100% smoke-free property.

Smoking or vaping is not permitted anywhere inside the building. Failure to comply will result in a £150 deep-cleaning charge.

10. Quiet Hours & Behaviour

To ensure a peaceful stay for all guests and neighbours:

Quiet hours are from 10.30pm until 7.00am.

We reserve the right to terminate a booking immediately without refund where unacceptable behaviour causes disturbance, nuisance, or damage.

11. Dog Policy

We are a dog-friendly property and welcome well-behaved dogs by prior arrangement.

  • Charge: £15 per dog per night

  • Dogs must not be left unattended in bedrooms for prolonged periods and must remain under control at all times.

12. Serviced Accommodation

For exclusive use of The Nook, The Gallery, or the whole of Fairlawn House, a £500 non-refundable deposit is required to secure the booking, with the remaining balance payable no later than 8 weeks prior to arrival.

A £300 refundable security deposit is also required and will be returned within 5 working days of departure, subject to a full property inspection and no damage, loss, or excessive cleaning being required.

  • Check-in: From 4.00pm

  • Check-out of bedrooms: By 10.30am

  • Check-out of The Cellar: By Midday

  • Self check-in via lock box

  • Flexible changeover days available

From 10.30pm until 7.00am, guests are required to keep noise levels to a minimum out of respect for our neighbours.

We welcome well-behaved hen parties and stag dos and offer optional catering packages.

Bookings are based on the agreed maximum occupancy, and additional visitors or overnight guests are not permitted without prior written approval.

Cancellation policy:

  • The deposit remains non-refundable.

  • Cancellations made more than 8 weeks before arrival incur no further charges.

  • Cancellations made within 8 weeks of arrival are charged in full.

13. Private Dining

Private dining experiences are subject to a minimum spend of £400 per meal.

A £200 non-refundable deposit is required to secure your reservation, with the remaining balance payable no later than 7 days prior to your event. Cancellations made within 7 days of the booking date will be charged in full.

Final menu selections and all dietary requirements must be confirmed at least 14 days prior to your booking.

We reserve the right to charge for any damages, breakages, or excessive cleaning required following your event.
